What if my buyer needs a regular FHA or conventional loan, not a 203k?

We do those too. Citywide Home Mortgage does the full product suite - FHA, VA, conventional, jumbo, DSCR, and more. The 203k is our specialty, but we handle the whole menu.

How fast can you pre-approve my buyer?

Same day in most cases. For 203k, we can often get a pre-approval letter out within a few hours.
